Bailey Construction were selected to develop a design and build contract for the development and conversion of an existing office block in Sale, Greater Manchester.
We were approached by our client, Orbit Developments to complete a two stage tender for the conversion of their existing offices into a 67Nr bedroom Travelodge Hotel complete with a bar/cafe area.
The works involved working closely with the client and Travelodge to ensure that the end product was to the requirements of Travelodge.
We commenced the project in Decemember 2015 and completed 2 weeks ahead of schedule and within the budget; which allowed Travelodge to take early possession and begin their trading.
It was another great contract working for a great client and a fantastic end user.
This was the development and construction of 50,000 sqft of new industrial units; which was let under a design and build package.
Bailey Construction were the preferred contractor due to our past history and delivery of projects of this size and nature.
We completed the works, which included all steelwork, cladding, external works, retaining walls and infrastructure, ontime and under budget.
Given our success we are now the preferred contractor to develop an 80,000 sqft unit on the same trading estate for another prestigious developer.
We were delighted to secure this fantastic renovation and alteration project with our Client; University of Derby.
The project enabled us to further boost our education section to provide grade A teaching facilities for the Universtiy of Derby's textile and craft school.
The works involved the full design and build of the dilapidated and run down building located on Chandos Pole Street in Derby City Centre.
The brief was to renovate and extend the exsiting building and to provide full M&E design with a backbone BMS system that could be remotely controlled and monitored back from the main campus.
All works involved working on a tight site and with the various key parties from the client and included procuring and delivering a complex AV system throughout the teaching areas.
We again successfully delivered this £2.6million scheme ontime and under budget, with the end result of bringing life back into the building.
Bailey Construction successfully secured and delivered 40,000 sqft of new industrial units for Coventry City Council at their existing Lythalls Lane Estate.
The development was to provide new units for Coventry City Council to future let on approx 2.5 acre brownfield site.
Bailey Construction had to provide a ground improvement solution to enable the new development to take place. Our solution for this was to vibro compact the ground and chose Keller as our preferred specialist.
We successfully delivered the 20Nr new units in time and under the contract sum; of which the site is now 100% occupied due to the high end product that was produced.
Our contract sum for this job was £3.2 million and project duration was 28 weeks from start to finish.
The works included the remodelling of the existing school which was planned over the summer holidays and included the removal of asbestos.
Bailey Construction decided that due to the timescales associated with the project deliveries, the main extension would be constructed as a steelframe and SFS framing. This reduced the onsite time by 11 weeks and also enabled us to guard against any bad weather.
The extension was of a curved design and offered its own challenges in the interface with the existing school.
All M & E was designed by our preferred contractors allowing the full integration of modern LED lighting, heating and ventilation.
This project was for the construction of 4 Bedroom natural stone domestic dwelling which has a sunken basement area. The property has been built sunken into the ground and required extensive waterproofing to the basement area to contend with a high water table.
With our expertise we provided a fixed priced contract based on the planning drawings and clients scope, to which we then organised the complete package including the working drawing and structural engineer development. Our in house expertise completed a full design of the following elements:
All the works were completed by Bailey Constructions directly employed staff to allow good control on the quality of workmanship.
All masonry was completed by our skilled masons who completed large amounts of stonework dressing onsite.
We are pleased to say that this was another project which we delivered ontime and on budget and a very unique one off house was gained in Hazelwood, Derbyshire.
Bailey Construction was commissioned to complete the works at The Univesity of Derby, Atrium works, which comprised of alterations to 4 specific areas.
The contract was let under a design and build contract and was programme driven to the start of the new academic year at The University of Derby. This meant we have less than 18 weeks to deliver this prestigious and important contract, with the complexity of reversing the two main 10 storey lifts in the East Tower and forming new fire lobbies to each floor.
Along with this, we had to create a design philosophy and complete overview of the design, which was completed with our partner architects Pick Everard. All this was achieved by using REVIT and BIM technologies to ensure a full detailed and calibrated design was put forward to deliver the project.
We were proud to deliver this contract to The University of Derby ontime and within the design and build budget. Another job well done.

Bailey Construction were commissioned to provide a brand new 12,000sq ft new domestic dwelling from start to finish which was commissioned and started November 2007 with a view to complete by December 2008.
The scheme was commissioned by our client and was delivered within his budget and on time for him to move in before Christmas 2008.
This scheme was the design and construction of a new 18,000 sqft industrial unit complete with 3,000 sq ft of internal offices.
The scheme was developed a D&B project and was completed ontime, on budget and to an excellent workmanship standard which was greatly received by the Client and the Project management team.
The works consisted of achieving a highly efficient building and as such a biomas boiler was used to compliment the end user waste stream (timber).
All aspects of this new build project was completed by ourselves and included full M&E design, foundation design, SBEM calculations and cladding design. All external works and underground services were also co-ordinated and completed to ensure that the scheme was fully compliant with Building Control and the conditions of the environment agency.
The client was more than pleased that we finished on time and to budget that we are currently working with them to deliver the 2nd Phase of the site.
Bailey Construction were commissioned for a new Design and Build scheme for St. Modwen Developments. The site was located on Wheatley Hall Road, Doncaster and was a brownfield site which was previously used by Tyco Electronics and required full remediation prior to the new development c.
The scheme was to complete the construction of a new 2250m2 new steel framed building consisting of thermal external cladding, internal floor slab, drainage, SUDS system and complete external works, which was to suit the proposed tenant, Dunelm Soft Furnishings.
Given Bailey Constructions extensive knowlegde and commitment to the project, we were selected by St Modwen Developments to take this scheme forward through the design development, construction and completion for hand over to the end tenant.
Our experience within this market segment, meant that onsite construction of this new store was completed from start to finish within a period of 18 weeks and completed to the agreed contract sum.
The new tenant, Dunelm Soft Furnishings were delighted with the new store, which meant that they were open and trading for the Christmas sales period.

Bailey Construction undertook the conversion of derelict building to create a central cycling hub for Derby City Center. Conversion included full internal alterations, finishes and M&E works to create this one of a kind scheme, The renovated building now stands proud against the rich architecture of Derby Cathedral.
Bailey Construction have been undertaking projects on site at Kingsmill Hospital in Mansfield for approximately 3 years. Our works on site have been varied ranging from general builders work, block paving to installation of a revolving door at the impressive main entrance.
