Two Twenty is a company that designs and makes bespoke timber staircases for builders and merchants. We were recommended to submit a tender by the client’s own surveyors Barlow & Associates. We won the contract for the design and construction of a new 18,000 square feet factory, with 3,000 square feet of offices on a brownfield site in Foston, South Derbyshire. Best value, experience and quality of work were the primary concerns of the client and we delivered on all three aspects.

The client wanted a highly energy-efficient building. A woodchipper and a biomass boiler were installed to use the off-cuts of timber from the staircase manufacturing process to generate energy. Solar panels were also installed, which produce approximately 60% of the building’s energy requirements. We liaised with the biomass company to take the burden off the client and ensure that the building was as ‘green’ as possible.

All aspects of this new build project were completed by us, including full mechanical and electrical design, foundation design, Simplified Building Energy Model (SBEM) calculations – which are needed to satisfy building regulations – and cladding design. All external works and underground services were also co-ordinated and completed to ensure that the scheme was fully-compliant with Building Control and the conditions of the Environment Agency. The project was completed on time, on budget and to an excellent workmanship standard. As a consequence, Bailey Construction went on to negotiate and complete Phase 2. This involved building an industrial storage unit, worth £800,000, about a year later.
