New Distribution Centre (75) at Pilot Close, including internal Fit out, full M&E and externals.

This scheme was for the development of a 75,000sqft industrial unit complete with internal office fit out, 8Nr load docking bays, 4Nr level access doors and cantilevered canopies. The building was constructed with a 12m high internal minimum height at the eaves with a double span hit and miss central bay. The new building was constructed on a sloping site requiring considerable cut and fill, along with ground stabilisation to civil engineer requirements. Due to the ground conditions, there was a need to construct a 7m high retaining wall to support the remodeled land.

The building also required a large soakaway system and bio effluent system for the off mains foul system. The scheme was commissioned to gain a BREEAM Very Good which was achieved in in accordance with the contract. Bailey Construction delivered the scheme to the Employers Requirements and to all the technical standards set on the outset, on budget and within the timescales set to the satisfaction of the client and project team. IAS Awards Winner 2018 for projects under 75,000sqft.
