Award-winning industrial unit in Coventry

C75 was planned as a new industrial unit on the Pilot Business Park, Coventry, a location that is  recognised for being at the heart of technology and innovation and within the so-called ‘Golden Triangle’ for logistics and distribution. It is close to the junction of the A45/A46 major trunk roads, which link directly with the M6, M69, M45, M40, M42 and M1 motorways. Our brief was to create a 12 metre-high, 75,000 square feet industrial unit complete with an office fit-out.

 One of the main challenges we faced was the slope of the four-acre site. We put in a seven metre-high retaining wall to support the remodeled land. We used excavated soil, mixed with lime and cement, to build up the low points of the site. This was handled by a specialist firm working under our supervision. We ensured the ground was stabilised to civil engineer requirements and re-engineered it to be structurally stable.

The unit included eight dock level loading bays and four level access loading doors. Some 10 per cent of the floor area was offices and staircases. A large, sustainable soakaway system was used to collect rain from the roof and the ground because there was no available connection to main drains. This also meant that we developed a bio effluent system for sustainable drainage. Our work included constructing new boundary security fencing, CCTV and gates.

It was a requirement of our contract that the building had to gain a BREEAM ‘Very Good’ rating. BREEAM is an international scheme that provides independent, third party certification of the sustainability performance of buildings and projects. We achieved this outcome. We were also delighted to learn that the client, property development company Chancerygate, won an Industrial Agents Society (IAS) award in 2018 for the building.
