Design and construction of 14 affordable homes

We built a block of 14, two-bedroomed apartments on land that had previously belonged to St Joseph’s Roman Catholic Church on Mill Hill Lane, Derby. The project brought more affordable housing to the heart of a popular residential area.

The scheme was challenging because the site was on a steep slope that was not easy to access. We overcame this issue by using stepped foundations. Every last inch of the site was used and we created the hard and soft landscaping, patio areas and car parking spaces. We used traditional masonry construction and the apartment block rose to four storeys high with concrete floors and a pitched, truss roof. We designed all the plumbing and heating and had to modify the original design to create a meter room for incoming utility services.

Although we endured a period of bad winter weather during the building work, our diligent teams caught up and we handed over the project on time. Within four weeks, all the apartments were occupied, showing how much this project was needed in Derby.

Mike Coulton, director at our client Optune Homes, told the Derby Telegraph: “We would like to thank all of the teams involved in creating this impressive block of apartments, with special thanks to Scott Bailey at Bailey Construction for his expertise and attention to detail in realising this scheme’s complex design.”
